Double-Storey Extension

Aimed at the rental market, this three-bed, one-bath property in Bayston Hill, was extended and remodelled to provide a further bedroom and bathroom, whilst also providing an open-plan living space and downstairs WC. Thomas William Homes were brought on board from the very beginning, carrying out the design and planning stage on behalf of the client.

We fitted new gas central heating, carried out a full rewire of the property and replaced an old lead water main. 

Structural steels were installed in order for us to open up the wall between the existing dining room and kitchen to make it a much more usable and inviting space. We were also required to build a new subfloor to replace the existing suspended timber floor which had dry rot.

A new kitchen was fitted offering plenty of storage space and Karndean flooring was laid throughout. We were required to block the existing side window to make way for the new extension; therefore, in order to fill the kitchen with natural light, we cut in a new rear door. 

On the first floor of the new extension, we created a good size master ensuite bedroom with integrated storage. The master shower room had a large 1800mm x 800mm walk-in shower cubicle and an LED mirror with integrated shaver point. This was one of two bathrooms installed in the property. 

Finally, we carried out landscaping to the front and rear and had the property thoroughly cleaned ready for the new tenants to move in.
